The idea was to renovate and modernized the existing building, as well as to adapt a new paradigm shift as infill where there was a monotonous building rows within the street. Makati was a city with dominant opens spaces, pocket gardens and grid patterns. The existing façade was developed in line with its function to accommodate more office spaces. One of the major interests of designing is the relationships of a new building to the existing surroundings. The design approach demonstrates the recognized association of the building to its environs, through breaking down the distinct character of the adjacent buildings and the vicinity. The design was divided into two, the bottom part will be representing the micro context (adjacent buildings) and the upper part reflects the macro context (Makati's skyline). The scale and proportion division of the building façade establish a positive dialogue to with the neighboring buildings. Planning principles for the future demand a flexible and adaptable floor area as technology constantly improves the production process. The new Security Plant Complex rationalizes the program from a collection of individual structures into a united whole that provides maximum flexibility and allows for constant optimization. Each facility occupies a complete floor that allows for increased efficiency and connectivity and are linked through a linchpin security core. Integrated secure planning allows for compartmentalized operations and movement. The entrance plaza is divided into a collection of plazas protected by multiple security barriers. Operations and transits are shielded from observation via careful consideration of sightlines. The vertical core connects production operations with distribution and is adjacent to a secure courtyard that ensures and secures fresh air circulation in the entire facility. CENTER OF BIODIVERSITY The Philippines is a global biodiversity hotspot. The natural barriers incorporated into the BSP Security Plant Complex present us with an opportunity to create development that embraces nature by not just preserving but by enhancing it. These natural barriers take advantage of the site's unique qualities of pristine and impassable conditions to create a natural sanctuary for endemic birds and other wildlife. These sanctuaries with the water moats, together with the sloping towers symbolize our mountainous tropical archipelago in a natural landscape that reflects the richness and biodiversity of our islands. The Security Plant Complex will be the first central bank facility in the world to also serve as a sanctuary for our living environment. LIVING FACADE The living façade is a showcase of over 250 endemic Philippine trees and an exposition of tropical shrubs and plants. A constant display of life that shields the administrative building from direct sun exposure and minimizes thermal heat gain from the afternoon sun. Inside is a ventilation stack that naturally cools the interior spaces and allows for a post-covid work environment with fresh air and green surroundings. The living façade allows us to grow over 400 trees on site and provide 23,000 sqm of green roof space to absorb over 70 tons of carbon emissions each year, while still preserving the majority of the single roof area for solar panels and collecting up to 70 million liters of rainwater a year. NATURAL FORMS The financial system is built upon trust. Trust based upon legitimacy and strength derived from honest authenticity. The 3 main facilities are stacked layers that create an indelible rectilinear form. This stable foundation is clad in raw nickel, copper, and zinc. A reflection of the layering of our built forms, from bahay kubos to bahay na batos. This is a functional icon. A green landmark. An enduring icon dedicated to future generations. This creates an architecture that creates direct movement and stability of process. Interconnected corridors dismiss the presence of dead ends, allowing for good circulation on the residential floor. Office floors are given open layouts with panoramic views. While the ground floor is purposely designed to have a large open area for public engagements. The flow and program of the project is closely related to the curves and form of the building thus, allowing for a seamless design from road level all the way up to the undulating sky garden and amenities desk. The circumferential roof garden allows the users to traverse along all sides of the building, giving them numerous fantastic views of their surroundings. It is a commercial center with retail anchors, a food court, and cinemas composing a gross floor area of 13,900 square meters nestled alongside Legazpi Grand Terminal – an integrated bus and jeepney terminal and the Ibalong Centrum for Recreation. Serving as the center of the entire development, it is programmed to link the transport terminal and the ICR while introducing a shopping destination. To do so, bridges are provided to create a loop energized by programs that link and magnet the spaces together encouraging pedestrian flow. By doing so, it takes advantage of the foot traffic from Legazpi Grand Terminal by providing the passengers a stop-over while waiting for their trips or transfers. To encourage pedestrian flow in the mall itself, it has integrated activity nodes dispersed around the program. These activity nodes add variety to the usual retail experience while simultaneously converting The Central Legazpi into a park making it the central public plaza of the city. Wrapping the active program is an equally dynamic facade. Vibrant cladding accentuates the crisp white and sleek gray base palette of the angular structure – a form that subtly mimics the geometric silhouette of the Mayon Volcano. Columns that flank the ground floor walkways are painted in bright fuchsia and floors are covered in bold geometric patterns to add a feeling of playfulness even at eye level. In order to maximize the limited space of the office, the studio had made use of glass walls for the rooms of the office. This also gives the office a sense of space all throughout. Clean lines and minimalist furniture was used in order to avoid clutter and use of unnecessary space. Instead, playful lighting fixtures were use to soften the whole design. The Design Center, housing numerous designer brands in the construction industry, is a unique multi-level space highlighted by an amphitheater for different uses such as product presentations and lectures among others. CONNECT The site is centrally located in the heart of San Juan, acting as a connecting tissue between its residents and their daily needs. Creating an accessible venue for grocery shopping, looking for the next living room couch, or even just a place to meet and hang out. COMPLIMENT Being a multi-functional structure, the tower compliments its surrounding environment in a lot of ways. A playfully designed facade offers a refreshing and iconic view along the monotonous stretch of Ortigas Avenue. Different kinds of stores will also contribute to the needs that will arise from future developments in the area. The Madison Design Center can also be qualified for a LEED Green Building Certification with just a few tweeks, complimenting not just the community but the environment as well. PLATFORM The program creates a platform for the display and distribution of networked and interrelated services and retailers by providing dedicated experiential spaces for the public.
